Welcome!

Welcome to Central Virginia's first and only (that I know of, correct me if I'm wrong) real estate blog. This blog is run as a partnership/companion with my main real estate site, jduncanrealestate.com. I hope you find the information here useful and occasionally thought-provoking. In time, this blog will grow and I welcome any feedback you want to share; I am open-minded!

...If you get distracted or bored, take a look at some of the current properties we are marketing.

This blog is run as a partnership/companion with my main real estate site, jduncanrealestate.com. I hope you find the information here useful and occasionally thought-provoking. The focus is local. I could blather on about national or international issues, but you can find that sort of thing anywhere.

If you get distracted, bored or are looking for homes in the Central Virginia area, please take a look at some of the current properties we are marketing. Our real estate market moves very quickly. I try to be on the cutting edge of technology while realizing that real estate is a business about people; see what some people have said about us.

My new blog

The producer of this software has gotten many negative reviews based on their newest update, such as "My blog won't open!" This blog has become fairly important to me, and to the occasional reader here and there, and I didn't want it to suddenly go to waste. Please tell me what you like and dislike about the new blog, and I will try to make any beneficial changes.

Please visit my new blog, located at http://realcentralva.com - it is going to replace this one in the next few days. I needed/wanted something a little bit more stable and robust with more support. Weekend is slow ...

Which is not an altogether bad thing. It's been a busy week and I have actually had time to clean around the house, walk the dog with the family ... walked to show a house to a client, so it has not been an altogether non-real estate day. There are several emails to which I need to respond and I will try to do that tonight ... going to see Million Dollar Baby with the wife. It's only two hours, but any time I can spend with the wife alone is a great, great thing.

Busy day

Up at 0610, in the office by 0715 working on an offer I was working on last night until 11 pm. Emailed the PDF of the offer by 0900, multiple phone calls until 0955. Showed property to some out of state buyers who are building a new property in Fluvanna.

...Back in the office by 12:30 and out showing again to repeat clients who may be purchasing again in the area. Back by 3:30 and working the morning's offer again.

Back in the office by 12:30 and out showing again to repeat clients who may be purchasing again in the area. Back by 3:30 and working the morning's offer again. Possible success ...

If I am not working, I am not being productive for my family, my business or my clients.

A good day.

Busy week ahead

Believe it or not, the wife and I actually got to see a movie yesterday. I did not feel cheating out of my money after seeing Sideways. There must be a fair number of oenophiles who can empathize with Miles' plight.

One of my favorite local stores is here.

I am glad that I had the two hours of leisure!

My daughters are great!

When I snuck a cell-phone call in the hospital room, I put the phone on speaker and when the baby heard her sister's voice, her tiny face lit up like it was Christmas morning.

My baby just had to go to the hospital this past weekend. She has RSV , a potentially very serious respiratory infection. She is doing much better now and is about 85% of herself.

Seeing her tiny little body (and having to hold her down while they did it!) being used as a pin cushion for the IV was one of the worst experiences of my life. She was so helpless and continues to violently cough as I type.

My older daughter had to stay with my father-in-law and the baby missed her so much! When I snuck a cell-phone call in the hospital room, I put the phone on speaker and when the baby heard her sister's voice, her tiny face lit up like it was Christmas morning.

The bond the two of them have is absolutely amazing.

Welcome to my blog!

I am a third-generation real estate agent in the Commonwealth of Virginia and grew up answering the phones in my parents' office in Culpeper, Virginia. The real estate profession has changed so much in the past 20 years that describing the changes is almost impossible.

One aspect of real estate that has not and never will change is that this business is about people.

...In light of the new business models and ways that we as Realtors do business, many lose sight of the fact that there is much, much more to buying and selling real estate than simply a house. Just as there is much more to choosing a Realtor than whether they sell a lot of homes.

I would like this blog to become a spot on the web where people can come for insight about buying or selling properties, specifically in the Central Virginia region. If you like what you see, please email me and tell me that you are reading my blog. If you really like what you see, please think of me when you or your friends are buying or selling real estate.

Welcome to my blog about the real estate market in Charlottesville, Virginia. I am a Realtor who has lived in Charlottesville for the past 17 years. I married an actual native of Charlottesville (one of the few remaining) and have two wonderful daughters who light up my life.

I have been in or around the real estate profession/lifestyle for my entire life.

People make the decisions about where to move. People decide in which school district they will reside, and people choose with whom they will work. My job, each and every day, is to meet people and earn their business and their trust.

In light of the new business models and ways that we as Realtors do business, many lose sight of the fact that there is much, much more to buying and selling real estate than simply a house. Just as there is much more to choosing a Realtor than whether they sell a lot of homes.
