All of Development Areas A and B are within the Estabrook Woods. The current "East Fields" plan for access bridge, tennis courts, and soccer fields (marked with Xs), extend more than a quarter mile into the Woods. Development Area B, available for building in fifteen years, extends hundreds of feet further to within sight of the old Estabrook Road, a historic Minuteman Trail.
An additional "wildlife disturbance zone" of two hundred yards surrounds all developed areas.
