From "Milton Bailey, Reuben Kann, and Lillian Roland, Executors of the last will and testament of Charles J. Roland, late of Manchester Township, York County, Pennsylvania, deceased" to "William F. Sentz, of the City of York, County of York and State of Pennsylvania" on 24 April 1926. Executors had petitioned Orphans Court because his "personal estate was insufficient for the payment of his debts" after taking "an inventory of all personal property and a just and true account of all debts" and having received an offer of $5,000.00 at private sale from William F. Sentz for a portion described as No. 2A which was better than could be obtained at public sale. They were granted permission (at a hearing on 8 Mar 1926) to sell the tract to William F. Sentz. So this deed is for a "lot of ground situate in the Village of Emigsville, Manchester Township, York County, Pennsylvania, bounded and described as follows, to wit
Beginning at a point in the village of Emigsville on the west side of the State Highway, leading from York to York Haven, said point being at a pump; thence by other lands of the estate of Charles J. Roland north eighty two degrees fifteen minutes east one hundred and sixteen feet to a point at land of J. F. Kohr; thence by said land of J. F. Kohr north twenty one degrees twenty seven minutes west sixty eight and eight tenths feet; thence by land of Emigsville Creamery Company north four degrees twenty six minutes west one hundred sixty and six tenths feet to a public road; thence south fifty degrees thirty nine minutes east one hundred seventy two and seven tenths feet to said state highway thence south seventeen degrees fifty two minutes east eighty two and three tenths feet to a point in said highway; thence by the same South ten degrees thirteen minutes west nineteen and three tenths feet to the place of beginning. Together with all rights, of the estate of Charles J. Roland in and to the Railroad switch leading into said property, and together also with the right to get drinking water from said pump for the grantee and his employees, and subject to the right to contribute to the keeping up of said pump.
It being a part of the same property which Andrew J. Myer and wife by their deed dated November 1st, 1893, and recorded in the Recorder's Office of York County, Pennsylvania in Record Book 9 V, Page 209, sold and conveyed to Charles J. Roland..."
