  Creating your Design

We keep the business side of creating your design simple. After preliminary discussions about your expectations, your property, your budget, and what you want from a house, we'll present a design proposal to you. The design fee will reflect the complexity of the project, and will be approximately $2.50/square foot. It's not an hourly rate and not a percentage of the construction costs. It is a fixed price so that you can plan properly.

The result of a Cloud Hidden design is a conceptual drawing--a 3D color rendering, for example--that shows the look and feel of the house, and a set of construction drawings--blueprints--that will be used by the builder throughout the construction process. The drawings will provide the information necessary to site the buildings on your property, order the air form, order fixtures and appliances, and dimension and lay out all floors, walls, doors, windows, mechanical systems, etc.

Once these drawings are completed, we can introduce you to an engineer for specifying the structural elements of the shell--concrete thicknesses and rebar placement. The engineer will provide the stamped engineering drawings required by most building codes.

With the construction and engineering drawings in hand, you'll have what you need to get an estimate from a builder. We will be happy to introduce you to builders we've worked with successfully on other projects, or work with a builder whom you've identified. During construction, Cloud Hidden Designs, LLC is available to you for progress checks, job drawings, consultations, or whatever design services you need right up to when you put the key into the front door of your new house.
