The HMI Estate covenant was updated on December 11, 2007.

Additions made to the covenant do not affect existing renters on Lea Island. The added sections pertain to general rules and building restrictions which apply to our new region called Earthstar Island. We also added a section that clarifies how the 65536 sq.m "openspace" regions of Helena Trident and Prometheus are not bound by the same conditions which are applicable to Lea island.

Updated on January 13, 2008.

Additions made to the covenant included construction and zoning information which applies to the new regions Elaine and Elara. We have also added a paragraph into the "ALL Residents" section regarding group member abilities.

*Group abilities are the responsibility of the lease holder. While you are leasing a parcel from HMI Estates you may deed the land to your group, however HMI will not be responsible for any losses to you or your members If the land is inadvertently or intentionally resold by a group member to whom you have given this ability to in Group/Members/Roles (Parcel Management). Please choose your groups abilities wisely. Please notify HMI Estates immediately should this situation occur*.

Openspaces - Trident, Leyla, Freyr, Prometheus, Flynn, Skunkies Home, Glacier Bay, Saone, Helena. Sosha, Saetta, Alyssa, Qwerty, Eagle Ridge..

Openspaces are self contained regions. The land size is 65536 sq.m. The prim allowance is 3750 prims. HMI Estates leases openspaces with an understanding that you may terraform, texture and build just about anything imaginable. Over use of heavily scripted objects and large sculpty prims may affect the sims performance. We do not restrict or limit the height or size of terrain or structures. You may deed the land to your group.

November 6, 2008.

Linden Lab® have announced a price (Tier) increase for all populated Openspace Sims on the grid. The price rise is going to increase what we are already paying  by $20.00 USD per month. The price rise will become effective from January, 2009. Populated openspace sims will from January 2009 onwards become known as "Homesteads".

November 13, 2008.

Additions made to the covenant included the changes to Homestead regions. Lucretia region was added to the main covenant. We have combined HMI, Heart of Shadows and Earthstar Estates into one main covenant.

January 8, 2009.

Additions to the covenant includes rules affecting our 2 newest full prim regions - Flynn (commercial) and Lea (residential) www.hmiestates.com/Covenants.html. Other existing regions are unaffected by the additions.

Good news! Linden Lab® have announced they have postponed their proposed Homestead sim tier fee increase until July 2010.
