Hotel Gadfly's Views on the 5-Story Condominiums

I do not believe that the five (5) story condominiums on POD I would had taken away value from the community. We already have three (3) story apartments/condominiums next to Sandpiper Walk and Lighthouse Pointe neighborhoods and it did not push the prices down on these homes. I do not recall any of the leadership from Baywinds pushing very hard to shut down the three story apartments. All we got was a fence and some shrubs. The backs of the apartments face the Lighthouse Pointe neighborhood. The houses in Lighthouse Pointe are selling very well and do not stay on the market very long.

Having five (5) story condominiums will allow our fees to remain low. I do not believe the residents in Baywinds were aware that our fees would go up over 14% (and maybe even more) when they were asked to vote against Lennar's proposed condominium project on POD I. The leadership against the five (5) story condominiums project never took the time to explain what the overall cost would be for the community, when the project was turned down.

We need to advise the City of West Palm Council that it was not a majority of Baywinds folks that turned down Lennar's five (5) story condominium project on POD I.

In my opinion, it was poor leadership by negotiators that turned down Lennar's proposal. Because of this poor judgment:
1. we may have lost $500,000.00 for Club Baywinds,
2. we will have higher maintenance fees because there will be less units to support Baywinds, and
3. we may have no up-front money from Lennar to pay for engineering reports for the Club Baywinds or the Master which may require a special assessment on top of the increase in fees.

What is most disturbing is that these negotiators did not provide sufficient information to the residents when the petition was circulated to downsize Lennar's proposed for five (5) story project.

The lack of information shows poor judgment. This same leadership is in place to negotiate the purchase of Club Baywinds and to represent the residents as the Board of Directors of the Baywinds Community Association, Inc.
