A technical drawing isn't necessary and many contractors do not offer this service. It can be a great tool for planning though. You may consider drawing one up yourself to convey your ideas clearly and avoid miscommunication.

The foundation is absolutely imperative when comparing bids. "Apples to apples" as they say, ensures that your getting the same specs across each job bid. In addition, this isn't a feature that can excluded. Ask to see previous jobs or get some references.

Warranties are more of a safeguard but the reason for asking is to see just how confident a company is in their own work. Ask about what exactly is covered and for how long.

Licenses and insurance are mandatory in most cities. This is a good idea in case there are "incidents" during construction. Damage to your home or property would be covered by the contractor in any event.

Photos and especially references are a great tool for selecting a company. This is the most common way to see just how capable a company is at their trade.

Payment terms are important for obvious reasons. Downpayments are common but they shouldn't exceed fifty percent of the total in any circumstance.

Surprises at the end of a job can ruin your day. Make sure that changes must be run through you prior to being finalized. Get it in writing if you have doubts.

This is really more of a background question. Being in business a long time doesn't necessarily mean that their work is outstanding. It can assist in gauging experience though.
